An aging roof

A roof rarely fails on a single day. It gets close over several years, and then one wet week finds the weakest point. In the Piedmont the ageing runs on heat and humidity together — sun and attic heat drying the asphalt from both sides while damp shade works the edges — and it announces itself, to anyone who knows where to look.

The signs, roughly in order

Granules in the gutters come first: the mineral armour is leaving, fastest on the south and west slopes that take the afternoon sun. The streaking thickens and stops being cosmetic — algae shading into moss at the eaves means the surface beneath has been wet too long. The small rubber boots around plumbing vents crack in their second decade and are often a roof’s first true leak. Then edges curl, ridge caps — the thinnest, most exposed pieces on the roof — work loose, and the covering starts reading a different age on each slope.

The useful question near the end is not “can it be patched” but “what does this year’s decision cost versus next year’s.” Replacing early forfeits a little remaining life; replacing late buys deck repair and interior work on top of the same roof. On the Piedmont’s production streets, where whole phases were roofed the same season, the neighbours’ roofs are data — when the street starts turning over, an evaluation of your own is due.
